Checklist before Viewing

We know how important the first impression of a property is, and it takes good preparation to show its potential. Therefore, we want to help by giving some good advice. By following the checklist below, you get an overview of what is important to consider.

The Entire Property

Remove all old plants that look a bit sad and replace them with new plants and cut flowers.

Clean up after pets by removing litter boxes, toys, and food bowls. Pets should preferably not be in the property during the viewing.

Ensure a calm atmosphere during the viewing. Turn off the radio, TV, dishwasher, washing machine, and anything else that may cause disturbances.

Make sure the property is well-ventilated and fresh for the viewing.

Repair faults such as faucets, noisy doors, showers, loose handles, etc.

Try not to hide existing damages by placing objects in front, taping, painting over, or wallpapering.

Polish all windows and mirrors. Broken windows and mirrors should be replaced.

Place a bowl of candy (preferably wrapped) to offer during the viewing.

Place a fruit bowl or similar with lemons, chilies, avocados, etc.

Throw away items you do not plan to keep after moving.

Remove all personal items such as ornaments, frames, and photographs.

Turn on all lights before leaving the property for the viewing.

Leave candles in all candle holders and place tea lights. Do not light the candles before leaving; leave matches for the agent to handle it.

The Kitchen

The kitchen is often a room with many stains and dirt behind corners. Buyers pay extra attention to the kitchen and bathroom. Clean the kitchen thoroughly. Clean all cabinets inside and out. Also, clean the stove and oven.

Empty the refrigerator and freezer and clean them. Air out the fridge and cabinets so that they smell good and look fresh. Remove fridge magnets and notes.

Take out the trash.

Remove all dishes and tidy away pots, cords, whisks, and electronic gadgets in the kitchen.

Buy herb plants and place them in the kitchen.

Place a bowl of fruit or a vase with cut flowers on the table or counter.

Remove all towels, dishcloths, potholders, and aprons.

The Hallway

A lot of gravel and dirt accumulates in the hallway from all the shoes. Make sure the floor and all corners are clean, the floor is mopped, and have a clean doormat in place.

The hallway is the first thing you see and gives the first impression. Therefore, remove all clothes, jackets, scarves, hats, gloves, and shoes.

Bathroom, WC

Make sure the bathroom is thoroughly cleaned. Clean the toilet, sink, shower, bathtub, surfaces, and shelves.

Remove toothbrushes, bottles, jars, etc. All personal items must be removed.

Replace all towels and bath mats with new clean ones. You can also remove the towels and mat entirely.

Ensure that drains are clean and that the bathroom smells good.

Clean the mirrors.

If there is a washing machine or dryer in the bathroom, they need to be cleaned as well. Close the doors, turn off the machines, and make sure the drains are clean.

Dispose of empty detergent and fabric softener packages.

All dirty laundry needs to be put away. Preferably, do not leave a laundry basket with clothes.

Living Room

Remove all computers and cables.

Ensure that all floors and corners are clean.

All personal items need to be removed. During the dark season, it always looks nice with smaller lamps that are lit.

Clean curtains, blinds, or roller blinds. Also, make sure to open the blinds or curtains.

Place some plants or flowers.

If there is a working fireplace, light the fire. Note that this should be done just before the viewing.

Make sure the sofa, armchairs, and any cushions are clean.

Ensure that bookshelves are organized.

Bedroom

All beds should be made, and a bedspread should be used.

All clothes and dirty laundry need to be put away. Fold all clothes in the wardrobe as many buyers look into closets and wardrobes.

If there is a larger closet, make sure it is cleaned out and organized. Everything that will be thrown away during the move should be moved out. Large closets are often an important attribute for a buyer.

If there is a children's room, all toys, shelves, and personal pictures and photographs need to be removed. Some toys can be sorted.

Study

The study needs to be as organized as possible. Remove all cables, loose papers, empty the wastebasket, turn off the printer. Make sure as much as possible is put away.

Remove personal diplomas, pictures, photographs.

Basement, Attic, Storage, and Garage

The basement and attic are not always shown, but they can be a big plus. Organize, throw away things you do not need, make the spaces as airy and spacious as possible.

Throw away all trash.

Garden, Plot, Terrace, or Balcony

Clean thoroughly and throw away all items that are not used or will be disposed of anyway during the move.

Leave outdoor furniture and place a flower or a candle on the tables. If there are chairs, you can spruce up the furniture with a blanket or cushion.

Mow the lawn and tidy up the garden.

In bad weather, make sure it is raked, sanded, and shoveled.

Have a doormat at the door to the garden.
