Checklist for Buying a Villa/House

Buying a villa is both a big and important investment. Therefore, we have created a checklist of things to consider when buying a house to help you along the way.

Things to Consider Before Viewing

It is good if you have arranged the financing of the purchase before a viewing. You can then already decide at a viewing what you can afford and the highest bid you can consider placing. Ask the agent what the starting price of the property is and what the seller expects for the price.

Decide on your requirements and wishes. What is important and what can you compromise on? If your requirements are not met, consider whether you can afford the renovation needed to make the home comfortable for you.

Things to Find Out About the Property & the Area

Read through the agent's property description and feel free to ask if you have any questions.

Ask the agent about the nearest bus station, train station, school, daycare, shopping center, etc.

Inspect all corners and details of the villa. Sometimes repairs or renovations may be needed. Find out what costs you can afford.

Before making the purchase, you should conduct a new inspection. After all, it is you as the buyer who has the duty to investigate.

If the villa is Varudeklarerad, you need to go through the inspection report.

When was the last renovation and what has been renovated?

What exactly is included in the monthly fee? This is usually found in the agent's property description. Also, see how the property is heated as it can become a costly monthly expense in a villa.

Always find out the date you can move out of your current home and into your new home.

Our agents help you with a housing budget. You can also use Notar's housing budget calculator.

Sometimes the seller leaves wardrobes and similar loose items in the property that are included. Find out what these are.

Also, take a look at the entire area to make sure you enjoy the neighborhood.
